#1215- North Central Montgomery County: this will surprise you and teach you to not judge a book by the cover. Open the door and you immediately see what I mean. The home was totally remodeled inside a few years back: new septic, new plumbing and wiring, new sheetrock, new kitchen and baths (2 full ones), new flooring in most rooms, newly insulated, new windows, new custom interior doors, new steel roof.... It has some very large rooms - how about a 14x32' kitchen/living room? Will that do? Or maybe a 14x20 dining room? Upstairs bedrooms measure 14x21', 11x14' and 14x17'. There is plenty of closet space too. No one has measured the footprint since the large addition, but I'd expect it to exceed 3500 ft2. Workmanship was by local Amish, done under an "English" contractor, a logical choice as the farm lies right in the heart of the old-order Amish community. There are 136.7 acres here, about 50-60 of which are tillable, mostly hay fields farmed by an Amish neighbor. Nothing is steep and none of the crop land can be easily seen from the road. It lies privately. About 50 acres are wooded and the remainder has been used most recently for pasture. There is nearly 2000' of road frontage, both sides of the road, so you will not get neighbors nearer than they already are. There are some wetlands across the street and a small part adjoining it to the south of the buildings. Another is in the far back where there is often a large beaver pond. A small stream cuts along the southern edge and eventually adjoins the headwaters of a larger one way in the back. It's a long walk to the very back, you will be in your own world there for nearly all the walk.. This kind of privacy is an attraction to many solar farm companies. You may find yourself approached by one of them hoping to make some sort of outstanding deal to you for solar use. There are 2 developed springs and a drilled well whose water is close enough to the surface that you can almost (but not quite) have gravity fed water to the home's first floor. There are 2 principal outbuildings, a 22x30' storage barn and an equipment shed that is 20x80'. The first is near the home and the larger one sits on a knoll behind it. There is also the 4800ft2 foundation for the original 60 cow barn, which could be used for another building if desired. Taxes are around $6100 with no Star exemptions applied. The price is $499000. We expect someone to quickly jump on this. There is no farm anywhere near this size or price available anywhere, not even in the greater area.
