TOPOGRAPHY, RANGELAND & HABITAT: The ranch displays mostly rolling topography with a high point near Milam Rd. The remainder of the property is sloping to the south as it approaches Milam Creek. Large fossiliferous limestone rocks along the creek feature an embedded variety of fossils. The range exhibits native and improved pasture with a small pocket of trees on the south end that includes elm, hedge, hackberry, and mesquite. The property contains loamy and clay soils.

WATER: A 12? city water line is on the south side of Milam Rd and ends at the neighboring development west of the property. A rural water line enters the property about midway along the frontage and continues to the northeast corner. A water well near Milam Rd is not currently being operated. The property also has 4 ponds and a section of seasonal Milam Creek.

ELECTRICITY: An electric service line runs along the south side of Milam Rd.
